Living in Lymburn, Edmonton
An Established West End Community With Options
Lymburn is an established west Edmonton community bounded by Whitemud Drive to the north, Anthony Henday Drive to the west, 69 Avenue to the south and 178 Street to the east.
It was built mainly from the 1970s through the 1990s, so it offers a range of home ages and styles. It's named after John F. Lymburn, a former Alberta attorney general.

Schools, Parks, Shopping and Commute
Schools. Lymburn School, a public elementary school, is in the community. Check the Edmonton Public Schools and Edmonton Catholic Schools locators for the designated schools for the address you're considering.
Parks and recreation. The Callingwood-Lymburn Community League serves the area, and the Jamie Platz Family YMCA is just east along 178 Street.
Shopping. Shops in the Callingwood area are close by, and West Edmonton Mall is a short drive north.
Commute. Whitemud Drive and Anthony Henday Drive are both on the community's edge. Whitemud gives a direct route east to the University of Alberta and Southgate. Drive times downtown vary a lot with traffic, so test your commute at rush hour. Check ETS trip planning for current transit routes.
Is Lymburn a Good Fit for You?
Lymburn tends to work well if you want:
- A choice of condos, row houses, duplexes and detached homes
- An elementary school in the community
- Fast access to Whitemud Drive and the Henday
- A YMCA close by
It may not be the right fit if you want a brand-new home or ravine views.
What I'd Watch Out For
- Age of major systems. Most homes are several decades old. Ask about the age of the roof, furnace, hot water tank and windows.
- Poly-B plumbing. Polybutylene water lines were used in many Alberta homes built from the late 1970s to the mid-1990s, which covers much of Lymburn. Ask the seller and have your inspector check.
- Freeway noise. Homes along Whitemud Drive and the Henday can hear steady traffic.
- Condo documents. For condos and row houses, review the reserve fund study, fees and any special assessments.
