Living in Ozerna, Edmonton
Lake District Living in North Edmonton
Ozerna is an established north Edmonton community in the Lake District. It's bounded by 167 Avenue to the north, 66 Street to the east, 153 Avenue to the south and 73 Street to the west.
Homes were built from the 1980s into the 2000s. The name is Ukrainian for "lake area," and like the rest of the Lake District, it has a stormwater lake.
Homes and Prices in Ozerna
Ozerna is mostly detached homes, with duplexes and low-rise apartment condos adding lower price points, plus a few row houses.
Condos are usually the most affordable way in, duplexes come next, and detached homes, especially near the lake or parks, sit at the top of the range. For current prices, see my monthly Edmonton market update or browse the live listings below.
Schools, Parks, Shopping and Commute
Schools. Check the Edmonton Public Schools and Edmonton Catholic Schools locators for the designated schools for the address you're considering.

Shopping. Groceries and everyday shopping are a short drive away in north Edmonton.
Commute. 153 Avenue, 167 Avenue and 66 Street are the main roads, and local streets are designed to keep through traffic on these arterials. Drive times downtown vary a lot with traffic, so test your commute at rush hour. Check ETS trip planning for current transit routes.
Is Ozerna a Good Fit for You?
Ozerna tends to work well if you want:
- A detached home or condo in an established north-end community
- A lake and parks within the neighbourhood
- Local streets with little through traffic
- A range of home ages, from the 1980s to the 2000s
It may not be the right fit if you want a brand-new home or a short commute to the south side.
What I'd Watch Out For
- Power line corridor. A linear park runs along a power line right-of-way. If you're looking near it, see how it affects your view and resale.
- Mixed home ages. Homes range from the 1980s to the 2000s, so check the age of the roof, furnace, hot water tank and windows on each one.
- Poly-B in older homes. Polybutylene water lines were used in many Alberta homes built from the late 1970s to the mid-1990s. For the older homes here, have your inspector check.
- Lakefront lots. If you're looking at a home backing onto the stormwater lake, ask about drainage and any rules about the shoreline.
- Condo documents. For condos, review the reserve fund study, fees and any special assessments.
