Living in Secord, Edmonton
A Growing Lewis Farms Community
Secord is a newer community in west Edmonton's Lewis Farms area. It's bounded by Stony Plain Road to the north, 92 Avenue to the south, Winterburn Road (215 Street) to the east and 231 Street (Hillview Road) to the west.
It started building in the late 2000s and has grown steadily. It's named after Richard Secord, one of Edmonton's early schoolteachers, who later became a fur trader, businessman and politician.
Homes and Prices in Secord
Secord offers a mix of detached and attached homes, which gives it a wide range of price points.
Attached homes are usually the entry point, and larger detached homes, especially on pond or park lots, sit at the top. For current prices, see my monthly Edmonton market update or browse the live listings below.
Schools, Parks, Shopping and Commute
Schools. Check the Edmonton Public Schools and Edmonton Catholic Schools locators for the designated schools for the address you're considering.
Parks and recreation. Stormwater ponds with walking paths are a big part of the community. The City's Lewis Farms recreation centre, with a 50-metre pool, twin arenas, a fitness centre and a public library branch, is being built nearby at 92 Avenue and 221 Street.
Shopping. Shops along Stony Plain Road and the rest of west Edmonton are a short drive, and West Edmonton Mall is close.
Commute. Stony Plain Road runs along the north edge, with Anthony Henday Drive a few minutes east. Drive times downtown vary a lot with traffic, so test your commute at rush hour. Check ETS trip planning for current transit routes.
Is Secord a Good Fit for You?
Secord tends to work well if you want:
- A newer home with a range of price points
- A major recreation centre being built nearby
- Ponds and walking paths throughout the community
- Quick access to the Henday and West Edmonton Mall
It may not be the right fit if you want mature trees, ravine views or a short commute downtown.
What I'd Watch Out For
- Still filling in. Some areas are still being built, so expect construction traffic in places.
- Stony Plain Road noise. Homes on the north edge can hear steady traffic.
- Planned amenities. Some school and commercial sites in the area are planned rather than built. Ask about timelines.
- Smaller lots. Many newer homes are on narrower lots. Check yard size and parking.
- Townhome documents. For condo townhomes, review the reserve fund, fees and bylaws.
