Living in Rosenthal, Edmonton
Newer Homes in Lewis Farms
Rosenthal is a newer community in west Edmonton's Lewis Farms area. It's bounded by Whitemud Drive to the south, Winterburn Road (215 Street) to the east, 231 Street (Hillview Road) to the west and Webber Greens Drive to the north.
Its neighbourhood plan was adopted in 2009, and it offers newer homes on the city's western edge, with quick access to Whitemud Drive and Anthony Henday Drive.
Homes and Prices in Rosenthal
Rosenthal offers a mix of detached and attached homes, all built in the last couple of decades.
Attached homes are usually the entry point, and larger detached homes, especially on pond or park lots, sit at the top. For current prices, see my monthly Edmonton market update or browse the live listings below.
Schools, Parks, Shopping and Commute
Schools. Check the Edmonton Public Schools and Edmonton Catholic Schools locators for the designated schools for the address you're considering.
Parks and recreation. Ponds, parks and walking paths run through the community. The City's Lewis Farms recreation centre, with a 50-metre pool, twin arenas, a fitness centre and a public library branch, is being built nearby at 92 Avenue and 221 Street.
Shopping. Shopping along Stony Plain Road and Whitemud Drive is a short drive, and West Edmonton Mall is close.
Commute. Whitemud Drive is on the south edge and connects to Anthony Henday Drive in minutes. Drive times downtown vary a lot with traffic, so test your commute at rush hour. Check ETS trip planning for current transit routes.
Is Rosenthal a Good Fit for You?
Rosenthal tends to work well if you want:
- A newer home on the west side of the Henday
- Quick Whitemud and Henday access
- A major recreation centre being built nearby
- Ponds and walking paths in the community
It may not be the right fit if you want mature trees, ravine views or a short commute downtown.
What I'd Watch Out For
- Edge-of-city location. Land to the west is still rural or developing, so expect future construction around you.
- Whitemud Drive noise. Homes on the south edge can hear steady traffic.
- Lot sizes. Many homes are on narrower lots. Check yard size, parking and how close the neighbours are.
- Builder warranties. Many homes may still be within new-home warranty. Ask what coverage remains and whether it transfers.
- Townhome documents. For condo townhomes, review the reserve fund, fees and bylaws.
