Living in Rivers Edge, Edmonton
New Homes Along the River Valley
Rivers Edge (officially River's Edge) is a newer community in Edmonton's Riverview area, in the city's far southwest. It wraps around Big Island Provincial Park, with the North Saskatchewan River valley along its east and south sides.
The river is the main draw. The community plan includes kilometres of walking trails along the riverbank and park edge, plus ponds and green space. The Uplands is to the north and Stillwater to the west.
Homes and Prices in Rivers Edge
Rivers Edge is a new-build community, with several builders offering front-garage detached homes, laned homes and townhomes in a few architectural styles.
Homes near the river valley or backing onto green space command the most. Laned homes and townhomes are the more affordable options. For current prices, see my monthly Edmonton market update or browse the live listings below.
Schools, Parks, Shopping and Commute
Schools. A school site is planned in the community, but check what's open before you buy. Check the Edmonton Public Schools and Edmonton Catholic Schools locators for the designated schools for the address you're considering.
Parks and trails. Big Island Provincial Park and the river valley are the highlights, with planned trails along the riverbank, a district park and stormwater ponds with walking paths.
Shopping. A Real Canadian Superstore is being built close by on Maskêkosihk Trail, which will put a full grocery store minutes away. More commercial space is planned in nearby The Uplands.
Commute. Access is off Maskêkosihk Trail, with Anthony Henday Drive close by for trips across the city and to Edmonton International Airport. Drive times downtown vary a lot with traffic, so test your commute at rush hour. Check ETS trip planning for current transit routes.
Is Rivers Edge a Good Fit for You?
Rivers Edge tends to work well if you want:
- A new home close to the river and a provincial park
- Trails and nature as part of daily life
- A choice of home types and builders
- Henday access without living in an older area
It may not be the right fit if you want established schools, mature trees or a short commute downtown.
What I'd Watch Out For
- A community still being built. Expect construction traffic and noise for years. Ask what's planned for nearby empty land.
- Services still filling in. A grocery store is being built close by, but schools and most other services are still a drive away.
- River valley lots. Lots near the valley edge are the most desirable, but ask about grading, drainage and any setbacks or building restrictions.
- Builder differences. Compare warranties, finishing standards and reviews, and get an inspection even on a new home.
- One main route in. Check how traffic flows on Maskêkosihk Trail at rush hour before you commit.
