Living in Stillwater, Edmonton
New Homes on Edmonton's Southwest Edge
Stillwater is one of the newest communities in Edmonton's Riverview area, on the city's far southwest edge. The Uplands is to the north, Rivers Edge to the east, Grandisle to the south, and Parkland County to the west.
It's an early-stage community, so most homes are brand new and the neighbourhood is still taking shape. It's a fit for buyers who want new construction and are comfortable watching a community grow around them.
Homes and Prices in Stillwater
Stillwater is a new-build community with detached homes, laned homes and attached homes from several builders.
Attached and laned homes are the most affordable way in, and larger detached homes on pond or park lots are at the top. For current prices, see my monthly Edmonton market update or browse the live listings below.
Schools, Parks, Shopping and Commute
Schools. School sites are planned across Riverview, but check what's actually open before you buy. Check the Edmonton Public Schools and Edmonton Catholic Schools locators for the designated schools for the address you're considering.
Parks and trails. New parks, ponds and paths come with each phase, and the river valley is close by in neighbouring Rivers Edge.
Shopping. A Real Canadian Superstore is being built on Maskêkosihk Trail, close to the community. Other errands are a short drive away for now.
Commute. Maskêkosihk Trail connects to Anthony Henday Drive for trips across the city and to Edmonton International Airport. Drive times downtown vary a lot with traffic, so test your commute at rush hour. Check ETS trip planning for current transit routes.
Is Stillwater a Good Fit for You?
Stillwater tends to work well if you want:
- A brand-new home with builder warranty
- A choice of detached and attached homes
- Room to grow into a developing area
- Quick Henday and airport access
It may not be the right fit if you want established schools, shops and mature trees now.
What I'd Watch Out For
- Early-stage community. Expect years of construction traffic, noise and empty lots around you.
- Planned isn't built. Schools, shops and parks on a plan may be years away. Buy for what exists today.
- Resale competition. New homes being built nearby compete with resales, which can slow resale price growth for a while.
- Builder differences. Compare warranties, finishing standards and reviews, and get an inspection even on a new home.
- City-edge location. Land to the west is outside the city. Check what's planned there and how it may change your view or traffic.
