Living in The Uplands, Edmonton
New Homes Near the River Valley
The Uplands is one of the newer communities in Edmonton's Riverview area, on the city's southwest edge. It sits just outside Anthony Henday Drive, with the North Saskatchewan River valley to the east and Edgemont to the north.
It's still being built, with finished streets alongside newer phases. If you want a brand-new home with ravine and river valley trails close by, it's worth a look.
Homes and Prices in The Uplands
Almost every home here is new or near-new. You'll find front-garage detached homes, laned homes and duplexes from several builders.
Duplexes and laned homes are usually the most affordable way in. Larger detached homes, especially those backing onto green space or ponds, sit at the top of the range. For current prices, see my monthly Edmonton market update or browse the live listings below.
Schools, Parks, Shopping and Commute
Schools. School sites are planned across Riverview, but check what's actually open before you buy. Check the Edmonton Public Schools and Edmonton Catholic Schools locators for the designated schools for the address you're considering.
Parks and trails. Trails run through the community toward the Wedgewood Creek ravine, with nature and inclusive playgrounds, and the river valley close by.
Shopping. A Real Canadian Superstore is being built nearby on Maskêkosihk Trail, and more commercial space is planned in the area. Until then, day-to-day shopping is a short drive away.
Commute. Anthony Henday Drive is minutes away, giving quick access across the city and south to Edmonton International Airport. Drive times downtown vary a lot with traffic, so test your commute at rush hour. Check ETS trip planning for current transit routes.
Is The Uplands a Good Fit for You?
The Uplands tends to work well if you want:
- A brand-new home and builder warranty
- A choice of home types, from duplexes to larger detached homes
- Quick Henday access with the river valley nearby
- A community that will keep improving as it builds out
It may not be the right fit if you want mature trees, established schools and shops within walking distance right now.
What I'd Watch Out For
- Ongoing construction. Expect construction traffic, noise and dust near active phases for years. Check what's planned on empty lots near the home you like.
- Amenities that are "planned". Schools, shops and parks on a plan aren't open yet. Ask for timelines, and buy for what exists today.
- Builder quality varies. Several builders work here. Compare their warranties, finishing standards and reviews, and get a home inspection even on a new build.
- Lot details matter. Look at grading, drainage and what's behind the lot, like a pond, walkway or future road.
- Resale competition. When new homes are still being built nearby, resale homes compete with builder incentives. Keep that in mind if you may sell within a few years.
