Small, Quiet and Close to the River Valley
Donsdale is a small west Edmonton community bounded by Lessard Road to the northwest and 184 Street to the southwest. It overlooks the North Saskatchewan River valley to the east, with a ravine to the south.
It's made up of detached homes, most of them built from the mid-1990s on, which makes it newer than many established west-end areas.

Schools, Parks, Shopping and Commute
Schools. Check the Edmonton Public Schools and Edmonton Catholic Schools locators for the designated schools for the address you're considering.
Parks. The river valley and ravine border the community.
Shopping. Shops in the Callingwood area are a short drive north, and West Edmonton Mall is within easy driving distance.
Commute. Lessard Road connects to the rest of the west end, and Anthony Henday Drive and Whitemud Drive are a short drive away. Drive times downtown vary a lot with traffic, so test your commute at rush hour. Check ETS trip planning for current transit routes.
Is Donsdale a Good Fit for You?
Donsdale tends to work well if you want:
- A detached home in a small, quiet community
- The river valley and ravine nearby
- A home that is newer than most in the established west end
- A street of detached homes
It may not be the right fit if you want a condo, townhome or a school inside the community.
What I'd Watch Out For
- Few listings. Donsdale is small, so choice at any given time is limited. Set up alerts early.
- Major systems. Even in newer homes, check the age of the roof, furnace, hot water tank and windows.
- Valley and ravine lots. Look closely at grading, drainage, retaining walls and slope, and ask about any restrictions near the top of bank.
- Lessard Road traffic. Homes near Lessard Road can hear more traffic.
