Is Gariepy a Good Fit for You?
Gariepy tends to work well if you want:
- The river valley at the edge of the community
- A choice of condos, duplexes and detached homes
- An elementary school in the community
- A settled, established neighbourhood
It may not be the right fit if you want a brand-new home.
What I'd Watch Out For
- Age of major systems. Most homes are several decades old. Ask about the age of the roof, furnace, hot water tank, windows and electrical.
- Poly-B plumbing. Polybutylene water lines were used in many Alberta homes built from the late 1970s to the mid-1990s, which covers much of Gariepy. Ask the seller and have your inspector check.
- River valley lots. Look closely at grading, drainage and slope, and ask about any restrictions near the top of bank.
- Condo documents. For condos and row houses, review the reserve fund study, fees and any special assessments.
